PHASES

Phase 1A & B (completed): Rotton Park Street

Port Loop Phase 1 (A & B) saw the introduction of 40 modular & 37 traditional brick-built mews houses, forming the start of Birmingham’s newest waterside community.

Circled by the historic canals, the opening phase features garden terraces and vibrant shared community courtyard gardens.

There’s also South Loop Park, the city’s first Art House for residents and the wider community, and Civic Square, 10K SF affordable co-working space.

The brick houses – red and dark blue brick – designed by Howells feature a robust design language that echoes the nearby Victorian housing stock. The homes provide a healthy mixture of three- and four-bedroom dwellings.

The modular units were created offsite by HoUSe, Urban Splash's former modular brand.

Phase 2A (completed): Rotton Park Street

Port Loop Phase 2A features 40 new two- to five-bedroomed homes, each set around a centralised courtyard community garden, creating a sense of place.

Phase 2B & C (phase 2B is UC; phase 2C is awaiting movement): Rotton Park Street & fronting the canal

Port Loop 2B will introduce 58 canalside apartments in five blocks of six storeys: Mansion House. It is the first apartment-style block at Port Loop and has been designed by shedKM.

When the development is completed, 98 apartments (Mansion House & Corner House) and a central green space will have been delivered.

Corner House, designed by Howells, will also be introduced to Canalside & Rotton Park Street, creating one- and two-bed homes alongside provision for a canalside commercial unit.

Phase 3A & B (proposed): Rotten Park Street

Phases 3A & B will deliver 89 houses, of which 10% will be affordable; the site will be undertaken by Keon Homes (Cameron Homes).

Designed to integrate effectively with adjacent phases, the phase will accommodate a range of 2-3 storey homes, featuring a mixture of two, three, & four-bedroom terraced housing to cater to all lifestyles.

A new public realm and pocket park will be along the Rotton Park Street frontage, along with two private courtyards, a new section of canal-side public towpath, and high-quality landscaping (trees, etc.) throughout.

Phase 3C (proposed): Rotten Park Street

Phase 3C of Port Loop will introduce four new builds to the site, delivering 29 two-, three-, and four-bed houses and an apartment block.

Situated canalside, the Keon Homes project has been designed to integrate seamlessly with adjacent phases.

Of the four new builds, three of them will be three-storey red brick waterstruck houses, in addition to a Tuscan red brick apartment building.

There will also be a new public realm and pocket park along the Rotton Park Street frontage, a new section of public towpath, site-wide landscaping, offsite car parking for 17, four-cycle stores, and an EV charging bollard.

Phase 3D (proposed) - Rotten Park Street

Port Loop Phase 3D will see a further 31 canalside terraced dwellings (10% affordability).

The 0.7-hectare site will introduce 5 two-, 19 three-, & 4 three-bedroom homes, an enhanced public realm with a newly opened canal towpath, private courtyards, 34 resident car spaces (including 3 visitor bays), and 26 cycle spaces.

Five types of housing will see the site vary between two and three storeys with light buff brick and dark grey window frames, with each home equipped with private terraces, all arranged around a shared garden space.

New trees and planting will be added to key focal points of the public realm and within communal spaces, delivering a green, biodiverse environment.

Phase 4A & B (proposed): Icknield Port Road

Port Loop Phase 4 (A&B) will deliver 331 homes across two plots (10% affordable), along with a unique offering of amenities and quality of living.

Great emphasis will be placed on green spaces, with sizeable courtyards, green external 'Sky Gardens', two new parks, a commercial/community unit, and a new bridge linking a rejuvenated canalside with safe, active, and fluid frontages across the area.

Taking centre stage will be two new builds of five and six storeys, providing a diverse range of homes and tenures, including 144 one-, 162 two-, & 25 three-bed apartments and large duplexes (c. 33 affordable), perfect for individuals and families.

Phase 10 (completed): Ladywood Middleway

Ladywood Arts & Leisure Centre is a state-of-the-art leisure facility for Ladywood.

The £8.5 million regeneration of a former derelict piece of land is operated by Birmingham Community Leisure Trust and was funded by Birmingham City Council and Sport England as part of a 15-year contract.

The building accommodates a 250-seat spectator area overlooking a 25m, 8-lane competition pool, a dedicated teaching pool, pool pad, as well as a 130-station gym, a dance studio, a café, & a steam and sauna room.

Phases 11 & 12 (proposed): Ladywood Middleway, Freeth Street

Port Loop Phases 11 & 12 seek to introduce 166 sustainable new homes (10% affordable), forming an attractive green buffer linking the Ladywood estate.

Plans include high-density all-electric apartments and sizeable family houses, each utilising a high-performance building fabric, roof-mounted PV panels, and air-source heat pumps.

Fronting Ladywood Middleway will be apartment blocks containing 48 one- & 48 two-bed units (2-4 persons), while 25 three-bed & 45 four-bed terraced houses (5-7 persons) will be within the site.

Around the northwest perimeter, a new green cycle and pedestrian gateway will bring an enhanced public realm and open space to the area, along with a multi-use games area next to Ladywood Leisure Centre.
